What South Jordan is built out of.

South Jordan went from under 30,000 people to more than 85,000 in about two decades. Daybreak alone covers roughly 4,157 acres, broke ground in 2004, and now accounts for something like one in five new homes sold in the whole Salt Lake valley.

That makes it a genuinely different market from the rest of this list. There is very little old housing stock and correspondingly little estate or probate work. What there is instead: construction and renovation debris from an area that never stops building, first-round remodels on houses now fifteen to twenty years old, and deck and pergola tear-outs where the original builder-grade structure has reached the end of its service life.

One local wrinkle worth knowing: much of Daybreak is master-planned with active HOA architectural review, so exterior demolition often needs approval before it starts. Worth checking before scheduling rather than after.
