That’s the whole rate sheet. No fuel surcharge, no stairs fee, and no reassessment where the number goes up once the trailer’s loaded. Tires and hazardous material are the only case-by-case items, because disposal fees on those genuinely vary.
How each job gets priced.

Published above. By volume — full trailer or half — plus flat rates on appliances and mattresses.

By trailer volume, same as any cleanout. What you're keeping doesn't get touched, so it doesn't get counted.

Priced off trailer volume once the property's been walked. Most full-house cleanouts run multiple loads.
- 40% of gross
40% of gross sales, plus a $5,000 retainer up front that's credited against the commission rather than added to it. If the sale comes in under that, the difference is refunded or carried over to a cleanout.

Why demolition isn’t priced on this page.
Because the honest number depends on things a photo can’t show. Whether the wall is bearing. What’s inside it — plumbing, a gas line, the panel feed. What the floor system above it is doing. Whether the house is old enough that the material itself changes the method.
Anyone who gives you a firm demolition price over the phone without seeing it is either padding it enough to be safe, or is going to find a reason to change the number once the wall is open. Neither one is good for you.
What is fixed: the permit gets pulled as part of the job. It isn’t a line item that appears later, and it isn’t something you have to ask about.
