What Sandy is built out of.

Sandy filled in through the 1970s and 1980s as a collection of pocket subdivisions, and the split-level and the brick rambler are what got built. Hidden Valley went up in the late 1970s and early 1980s on wide cul-de-sac streets with larger lots, and it has aged into one of the more established addresses in the city. Historic Sandy, the original town core, is older and much smaller.

A split-level is a specific demolition problem. The half-flights mean the structure is stepped, the wall between the entry and the living room is frequently bearing, and the lower-level family room usually has a beam somewhere in it that somebody boxed in with paneling in 1984. Opening these up is one of the more common remodels in the valley and one of the more commonly botched.

The first owners bought at forty and are seventy-five now. Sandy is moving from a volume junk-removal market into an estate and downsizing market, and it's doing it fast.
